I am in need of a loan for $3500-5000. I was out of work, but have started at a very good paying job. I have been there just a couple of months, though. While out of work I got way over my head in debt. I have bad credit and not much for collateral. I am able to pay back now, but most of the bill are far behind, so although this is a great paying job, creditors don’t want to wait.

I’m looking for a high LTV second mortgage to consolidate debt and get cash out. Borrower has been self employed for several years, but has only claimed income on last year’s taxes. Has 47% dti using 18 month average income based on 2000 tax returns and six month certified statement from her accountant. Middle credit score 658. Also, she is divorced and her exhusband is still on the first mortgage (although she is solely responsible for it). She wants her name only on the second mortgage. The appraisal came in lower than we anticipated, so a second mortgage with stated value of the property would be nice.

I know in the past lenders would let brokers do maybe 5 deals a year in many other states than where the broker holds license.
This is not a lender issue, but a state licensing issue. As I recall, TN will allow you to do up to 5 in another state with some restrictions. Contact your licensing board or review the law for your state on brokering and see what it says. If you do the deal, all your lender should need is this information.
